The math is simple: a 12-year-old system facing a $350 repair scores 4,200, repair it. The same system facing a $500 repair scores 6,000, that’s a strong case for replacement. The logic behind it makes sense. Older systems fail in clusters. A compressor that needs $500 today often has a heat exchanger or capacitor that needs attention within the next year.
The rule has limits. A well-maintained 15-year-old unit facing a $250 refrigerant recharge scores $3,750, technically below the threshold, but if the system uses R-22 (now only available as an expensive reclaimed product), the cost math shifts quickly. The $5,000 rule is a starting point, but a trained HVAC technician can provide even more insight when it comes to replacement VS repair decisions.
“I always tell my students to evaluate how well the system has been maintained, especially whether filters have been changed regularly,” says John Sewell, HVAC Program Director at Arizona Automotive Institute. Sewell worked in the industry and has been in education for almost a combined 44 years.
“I’ve heard of the ‘$5,000 rule,’ but in this market, where system replacements can range from $10,000 to $18,000 installed, that guideline doesn’t always apply,” Sewell explains. “The main idea is to avoid putting money into repeated repairs on an aging system, only to realize later that replacement would have been the more cost effective option. With newer, higher efficiency units available, it’s worth considering replacement sooner, especially since they can reduce long-term energy costs.”
What Is the 3-Minute Rule for AC?

When a compressor shuts off, high-pressure refrigerant sits on the discharge side and low-pressure refrigerant on the suction side. The pressures equalize naturally, but it takes a few minutes. Restart the unit before that happens and the compressor has to start against high pressure, drawing excessive electrical current and putting enormous mechanical strain on internal parts.
This is called short cycling, and it’s one of the leading causes of premature compressor failure. Most modern thermostats have a built-in anti-short-cycle delay, typically 3 to 5 minutes, that enforces this pause automatically. The problem comes during power flickers, outages, or when homeowners manually cycle a unit trying to get faster cooling. In Phoenix, where power fluctuations happen during peak monsoon season and homeowners push their systems hard, this rule comes up constantly.
The fix is simple: leave the thermostat on Auto, let it manage the restart timing, and if the power goes out, wait before resetting the system.

What Is the 20-Degree Rule for Air Conditioning?

This isn’t a setting you can override, it’s a physical limit of how the refrigeration cycle works. The evaporator coil inside the unit typically drops temperatures by about 20°F as air passes across it. If it’s 95°F outside and your thermostat is set to 75°F, the system is running right at its design limit. If it’s 110°F outside, the system can realistically hold somewhere around 90°F indoors, not 72°F.
In the Phoenix metro, this rule comes into play more than almost anywhere else in the country. During peak summer, outdoor temps regularly exceed 110°F. A homeowner who sets their thermostat to 68°F on a 115° day is asking the system to do something it cannot do. The unit runs continuously, works far beyond its design limits, and either fails early or drives up energy costs dramatically, often both.
The 20-degree rule also explains why older, undersized, or poorly maintained systems struggle on the hottest days. A unit that can barely hold the 20°F differential when it’s new struggles even more as efficiency drops. That’s often when the $5,000 conversation starts.
Is It Cheaper to Run Your AC All Day or Turn It Off?
Turning off your AC, or raising the thermostat when you leave, saves money. The physics are straightforward: a cooler home heats up faster because heat always flows from hot to cold.
The common belief that “it costs more energy to restart a system than to keep it running” is a myth. Yes, the compressor draws a brief surge of power at startup. But that surge costs a fraction of what it costs to maintain a 68°F home when it’s 110°F outside. When the temperature differential between inside and outside is that large, heat pours in fast.
Raise the thermostat to 80°F while you’re away for eight hours, and the differential shrinks. Heat moves in more slowly. The system runs less. When you return and drop the thermostat back down, the startup surge is nothing compared to the hours of runtime you avoided.
The practical rule: for absences longer than an hour or two, raise the temperature. A programmable or smart thermostat handles this automatically, one of the most cost-effective upgrades a homeowner can make in a hot climate.
What Are the 3 R’s of HVAC Refrigerants?
